Oil on canvas of a clapboard cottage by a lake in spring, 18" by 24" with 3" frame, signed at lower left "J.C. FRANCES". I do not see a listing for the artist but he or she was obviously at the very least familiar with the paintings of Henry Pember Smith (1854-1907) and George W. Drew (1875-1968), who painted eerily similar scenes. This painting shows a gambrel roofed cottage with blooming pink blossomed trees and ducks----an idyllic spring idyll in New England or New York state perhaps...

The work likely dates to about the first quarter of the 20th century or possibly last years of the 19th. The vertical format would complement a narrow small wall. Oil on linen laid on board, 16 1/4" by 23 1/4", the simple modern frame about 1 1/4" wide, signed at lower right by listed California woman artist M.E. HODGDON, not dated but likely before 1920. The painting recently came out of Maine, where it had possibly resided for decades, perhaps brought east by an early day traveler wanting a souvenir. The artist, MARY E. HODGDON, is said by Hughes in his dictionary of California artists to have been a resident of Los Angeles between 1912 and 1922...
American Impressionist School, ca. 1910. Oil on canvas depicting a woodland pond amid autumn foliage. Though unsigned, the painting is clearly the work of a talented artist and is reminiscent of the work of Julian Alden Weir. The coloring is sophisticated and the perspective and reflections in the water are perfectly accomplished. The canvas remains on its original stretcher. Size: canvas, 30" x 26"; overall, 35-1/2" x 31-1/2".

This appears to me to be a work by the noted long-time citizen of Santa Cruz, MABEL LEMOS, the wife of painter William Lemos and mother of artist Sydney Lemos.
